Registration of a Property / Real Estate Unit by Gift

This service enables individual and businesses to register ownership of movable property by way of gift, based on the donor’s request and the issuance of a competent judicial ruling, ensuring that ownership data is documented and updated in accordance with the approved regulatory procedures.

Required Documents

  • Clearance certificate/ NOC from the developer (for real estate units(

  • A letter from the court to gift the property to first- & second-degree Relatives.

  • Original Title Deed / Ownership Certificate / Initial Registration Certificate, in case the documents are not updated with the Emirates ID

  • A Valid Passport

Process

  • 1 Log in using UAE PASS through the available channels
  • 2 Submit the application and attach the required documents
  • 3 Pay the fees
  • 4 Receive the title deed, ownership certificate, or initial registration certificate through the UAE Pass app or the Department’s document wallet

Service fees

  • A fee of 0.125% of the appraised value of the property or real estate unit, subject to a minimum fee of AED 2,000, applies to gifts made to first- and second-degree relatives. This also includes the gifting of ownership in a company or establishment, or shares therein, to first- and second-degree relatives. - AED 0125
